I am trying to come up with a price for this thing. I have looked on the internet and found so many different prices. Its a commercial snapper walk behind with the sulky. Its hydraulic and resedentially owned. Everything works perfect on it. I don't know the age. What do you think its value is?

Maybe $4,500 (maybe a little more), depending on age and condition.

It really depends on what motor is on the machine and how old the mower is and it's condition. The new Snapper Pros I believe have a 15hp and cost like $4295.00 give or take SW20 Features - SnapperPro depending on the dealer.
The problem is even with a sulky it's still a walk behind and they're tons listed on craiglist from $695 to $2000. I just sold my WB a 2009 with 13hp kawasaki and had less than 50hrs on the motor for $1200. Click the link below it's a Snapper 36 with sulky, it's a belt but it may give you an idea what to price or give.
