Let me say you have a lovely home. I just purchased a home built in 2000 with a very large lawn and I purchased a zero turn Hustler after reading many forums and speaking with many local neighbors . Even with my limited experience I am pretty sure I would not be happy with anything other than a zero turn. The maneuverability is a delight and it makes short work of even my huge yard and makes mowing fun. There are many areas we all can save money but I don't think a long term investment in a mower is one of them. Let us know what you finally do. All the best.
