Stay away from safeguard or any bank owned properties, it may look like promising work but you will start too loose money quick , I used to work for Central Valley mortgage services and they currently work for safeguard, they just recently started having half days for all employees. I figure the only way you could survive is to be good at negotiating with your higher up( banks usually hire companies that can manage a lot of properties- many subcontractors in different states,) so only use this kind of work to keep your employees busy
They contacted me last year. It comes with some BS, but you can make a lot of money if they have the accounts in your area. You have to do pictures which can be a pin until you get a routine down, But I made an extra $20,000 last year working with them. The guy that contacted me serves as a middle man and is pretty stand up. I do lawns and snow for them and just turned down 170 accounts just across the border. For me it was a good mix to earn extra income along with my personal accounts.

Just go to Safegaurd.com and hit vender sign up.
You have to have insurance and pay takes 30 days to start but then you get a check every week.
Also look at A2Z they have the contract for HUD

When doing bank owned homes you need to read up on everything learn how the pay works for everything you do.
Your base pay for a yard is for up to 1 acre under a foot tall then you get extra for every foot over 1 foot. So you cut a yard that is 3 foot tall your pay goes from $40 to $250 plus $4 per trash bag of clippings and-or leaves. Most guys do not know you get extra pay for tall grass.
Anything over a acre you bid on.
Any debris in the yard over 4 cube feet you bid on.
Any tree work you bid on.
The best way to make easy money is to sub your work out.
Right now I sub out over 150 yards a week
I do all my HUD homes my self

Thanks, you all have helped a lot. I'm located in Kentucky and am able to handle about 100 now. But I am planning an getting another mower and then maybe handle 125-150
